Project Estancia Pernambuco

We collaborated with Mozak, one of South America’s leading developers, on the layout development of ten exclusive residences within Estância Pernambuco — a landmark project in Jardim Pernambuco, Leblon, one of the most prestigious and valuable addresses in Rio de Janeiro, Brazil.

The development replaced one of the city’s largest private mansions and quickly became one of the most anticipated residential projects of the past decade. Each home was sold off-plan for approximately $6M to $8M USD, reflecting the strength of the concept and its market positioning.

Our role focused on refining the layouts of all residences, as well as producing tailored layout studies for prospective buyers. Each study was carefully developed to reflect the specific needs and lifestyle of the client, allowing them to clearly envision themselves living in a space fully aligned with their expectations.

For this project, we consistently delivered high-quality layout studies within extremely tight timelines — in some cases within just 12 hours — enabling faster decision-making and seamless sales meetings for the developer. All floor plans presented here were developed by Riö Studio. The 3D visualizations shown are not authored by our team and are included solely to illustrate the overall project.
